Lower Manhattan's Financial District has undergone the most dramatic residential transformation of any neighbourhood in the city. What was once a canyon of office towers that emptied at sundown is now a thriving residential and hotel district, thanks to billions in post-9/11 investment and the conversion of landmark buildings into hotel and apartments.

The hotel value proposition is compelling: architecturally significant buildings, many with harbour or skyline views, at rates 25–40% below comparable Midtown properties. The trade-off? The neighbourhood is quieter at night than Midtown or the Village, and the restaurant scene, while improving, is still catching up.

For sightseers, the location is excellent. The 9/11 Memorial, One World Observatory, the Brooklyn Bridge, the Staten Island Ferry (free, with Statue of Liberty views), and the South Street Seaport are all within a 10-minute walk. Battery Park City's waterfront esplanade is one of the most underrated walks in Manhattan.

Transport is strong: the Fulton Center transit hub connects the 2/3, 4/5, A/C, J/Z, and R/W lines, putting you 15 minutes from Midtown and 20 from the Upper East Side.
